<p>I&#8217;m so excited to tell you how I <strong>watch college football online</strong> and I never miss anymore games no matter where I am in the world or what channel the game is showing on. <p>So I kept reading and found out that I could <strong>watch college football online for free</strong> through that program just for an initial small fee which was less than my monthly cable bills.  I thought this was too good to be true but I bought it anyways thinking that I was going to get an immediate refund.</p>
<p>However, after I paid the small one-time fee, I was amazed with what I received.  I bought this product 5 minutes before my team&#8217;s game began at 3:00 and didn&#8217;t even miss kickoff.  That&#8217;s how easy it was to set-up for a computer illiterate like me.  </p>
<p>After the game finished, I explored the product even more with its 3,000 channels and found a lot of awesome channels showing the latest movies and tv shows.  I even canceled my cable service and now I just hook up my computer to my tv if I want to watch it on the big screen.  Also, on Sundays, I can watch nfl football online too which I love just as much as college football.  Go Panthers!</p>

<p>There literally has never been one single year over the time that we have flipped houses that I haven&#8217;t heard the statement (or some variation, and 90% of them came from agents), &#8220;oh, you can&#8217;t flip in this market&#8221;.</p>
<p>And each year, I answer, &#8220;Maybe so&#8221;, or &#8220;Hmm, could be&#8221;, as I wait for our latest escrow check to arrive.</p>
<p>You will never hear that statement come out of my mouth.</p>
<p>This being said, I will say that flipping in a declining market does sort of remind me of learning to snowboard on a black diamond slope.  In 2002, 2003, and 2004 if you had started flipping then it was more like learning to ski or snowboard on a bunny slope.</p>
<p>If you had a major repair issue or other problem you didn&#8217;t account for, rising prices bailed you out every time from 2002-2004.  Leased land, floor-plans that resemble a labyrinth, war zones, glop ons (really bad add ons), overestimating value, underestimating repair and carrying costs, taking 3 months longer than you thought to make your repairs&#8230;all of these sins were quickly forgiven by the voracity of the market.</p>
<p>In this market, if you commit these sins, you can and will be punished, &#8220;Thank you sir, may I have another?!&#8221;</p>
<p>Right now, it is raining foreclosures.  You have to be spot on&#8230;spot on with your rehab, spot on with your repair estimates, and one of the most important factors, aggressive in your marketing of the property&#8230;in other words, you better have some idea of what you are doing.</p>
<p>If not, the risk is that in the time it takes to fix up that property, 3 or 4 new foreclosures go up on your street that are priced $50,000 below the last lowest priced property.  There is a LOT for a buyer to choose from.</p>
<p>Without espousing all gloom and doom, there is still a SHORTAGE of freshly remodeled homes out there.  Even more excitiing than that, every month more and more families can afford a home who could not for the previous 5 years (and chance are their families are bigger!).</p>
<p>There is a lot to be excited about&#8230;but you have got to be focused, you have to be accurate on your repair costs and timetable, it has to look GOOD (or why wouldn&#8217;t a family save $50k and pick the REO across the street?)&#8230;</p>
<p>You need to get creative and put something like a plasma HD flat screen with an Xbox in the living room, a spa in the backyard, or something that makes a family emotionally attached.</p>
<p>You need to make the property enticing to agents and add at least 2% to the commission of the agent or a free trip to Catalina Island (not as pricey as you might think) for the agent who finds you a buyer&#8230;&#8230;AND, you need to factor these costs in advance!</p>
<p>if you are eager to take the plunge, you must tune out all naysayers!&#8221;.</p>
<p>Really, no matter how much advice we or anyone else gives you, the only way to get to consistent success is to get that pesky falling-flat-on-your-face part out of the way&#8230;I am just not sure of a way around it.  It is the only way to get a deep understanding of the game the same as any other hobby, business, or sport.  You can read hours of books and videos about snowboarding, it&#8217;s not going to prevent you from feeling like a complete jackass the second you click your boots in and try to stand up!</p>
<p>This doesn&#8217;t mean you will have an unmitigated disaster, it does mean that at the end of each project if you don&#8217;t slap your forehead at least once and say, &#8220;Dohh, I should&#8217;ve&#8221;, or &#8220;I could&#8217;ve&#8221;, or &#8220;Why did I&#8230;.?&#8221; then you didn&#8217;t really learn anything, and there is ALWAYS something you could have done better.</p>
<p>&#8230;&#8230;..hey!&#8230;.imagine how easy the rest of your snowboarding or skiing trip will be when you do learn how to get down a double black diamond!</p>
<p>If you don&#8217;t like snow up your nose, and you want to take a more balanced approach, then I have another suggestion for you:  consider wholesaling.  The money can still be great and the risk is considerably less.</p>

<p>Don&#8217;t let current market conditions dissuade you from really &#8220;going for it&#8221;.  Take action.</p>
<p>Wholesaling means you go on the hunt for amazing deals, but then you take what amounts to a small finder&#8217;s fee, pass the lion share of the profit to another investor, and go on to the next one.</p>
<p>Make sure you continue to learn what the investor does &#8211; especially if they make money.  Who knows? &#8230;you just might do so well you forget all about rehabs.</p>
<p>I&#8217;m torn between the two.  The feeling you get when you take a trashed, smelly, abandoned pile of wood and turn it into a beautiful home&#8230;.there is no feeling like it.  No matter how many times we&#8217;ve done it, my jaw hits the floor when I see the work my brilliant and artistic wife pulls off time and time again..</p>
<p>&#8230;.BUT, for me, I&#8217;m all about the fun of the treasure hunt.  I&#8217;m not a fix up guy.  I tried to put in a doggy door once.  The box said 15 minutes.  It took me two hours and put me in a really bad mood, and Cindy basically redid it anyway&#8230;sorry, I just suck at it.  I admit it.  But if you want a direct mail marketing system to absentee owners or a screening system to find the best repos fast, stand back!&#8230;Cindy often struggles with email&#8230;.if we were good at the exact same thing we&#8217;d be in big trouble.</p>
<p>But the number one reason is risk&#8230;no repair costs at stake, no mortgage payments, no agents and picky end user buyers to deal with&#8230;if you are bound and determined to get out of your job, don&#8217;t have a lot of money, and not a lot of contractor experience, give wholesaling a serious thought to launch your investing career&#8230;&#8230;. just don&#8217;t try and add a doggy door, it&#8217;s impossible.</p>

<p>Whenever holidays come, a question arises in your mind as to where the holidays should be spent. Vilamoura is a place that serves the needs of everyone. Vilamoura is a place on the Algarve Coast, in Portugal. It is surrounded by many luxurious hotels, big casinos, and holiday homes. The tourist industry evolved in 1974, and Vilamoura is known as a young place. Vilamoura is a beach resort where most of the tourists are either of Irish or British descent. The place is full of beaches, water parks, bars, and restaurants.</p>
<p>The town offers a full family holiday package with lots of water parks and golf courses. There are plenty of sandy beaches, and even the choice to go on some boat trips. To get the atmosphere going, many kinds of events are held, including sailing, tennis, golf tournaments and show jumping. Vilamoura is a place for everyone, for every age and for every type of tourist. There are two beaches, which are totally different in their offerings. Falesia Beach is full of life with many bars, sun lounges and young crowds; but on the other hand the second beach is mostly for the tourists who prefer to be alone or have peace and quiet.</p>
<p>The beach at Vilamoura is big which has a shore line of about 3 kms and can accommodate a lot of families looking to enjoy the sun and sand. Because of the growing tourism business, more and more attractions are added to the Vilamoura beaches and many restaurants, casinos and bars are opening. In addition there is plenty to do at this destination, with many attractions like fishing, jet skiing, pedalos, and wind surfing being introduced. Travelling to Vilamoura is not very expensive, as many tour packages are available that include the airfare, as well as the charges for staying at the resorts.</p>
<p>Vilamoura has many water parks, such as Aqua Land, Slide and Splash, and Atlantic Park &#8211; of which, Aqua Land is the biggest. Aqua Land is situated close to Albufeira. As well as the water parks, there is Roma Golf Park, a mini golf course, which attracts the whole family and is pure enjoyment for everyone, It is entertainment for the adults as well as the children. With weekly tournaments and competitions, it always has something happening. Another offering from Vilamoura is the Aqua Show, which is a family park that has been equipped with many adventurous water slides and rides &#8211; as well as a wave pool. Even the sports facilities are not forgotten, as Vilamoura has a tennis centre where international tennis tournaments are held annually. <p>We are now at the age where we are empty nesters. Our youngest child left for college this year. I am the youngest in my family, so each of my sisters are at the same stage in life. This will be our first holiday season without parents. Our father passed away several years ago, and our mom died this summer. We have talked about starting a new tradition for the holiday season. We each like to spend time with each other&#8217;s families keeping in touch with nieces and nephews and letting the cousins have time together. This year we talked about waiting until New Years weekend to do a family gathering. My husband suggested going skiing together. My children love snowboarding trips and so do several of their cousins. My sisters usually plan ski trips during the winter months, but not over the holiday season.</p>
<p>I asked my sisters if they would be willing to plan their ski trips along with our childrens snowboarding trips  with us and to go close to the holidays. We all agreed that this may be fun. We take both down hill and cross country ski trips, whilst our children go off snowboarding. We knew about a resort that offers both that some friends of ours had bought several years ago. We called them and asked if they could accommodate our large group. All together there would be twenty of us. The couple explained that we were like an answer to a prayer. </p>
<p>They had renovated the main lodge and did not think it would be ready for guests until the middle of January. All of their advertisements stated that they would reopen at that time. The project was completed in advance, but people had made alternative arrangements for the holiday weekend. They agreed to let us have the entire lodge for our family. This included sixteen bedrooms, the dining room, game room and bar area. They were planning on being empty so they reduced the price, if we agreed to purchase our meals in addition to the lodging. Usually on our ski trips and snowboarding trips we make our own meals because of the expense; but the price they were quoting us was very inexpensive.</p>
<p>My sisters and their husbands agreed that this was a great price and we booked the lodge. We arrived on a Friday evening and we were all planning to stay until Sunday late afternoon. The lodge was beautifully decorated for the holidays and the renovation was gorgeous. We skied, ate drank and visited. We have decided that our future ski trips will be family events and two of my neices want to begin snowboarding with my two. I may even begin snowboarding myself!!</p>

<p>Winter Travel is a good time to learn how to &#8220;go with the flow&#8221; because even though you have to do additional ROAD TRIP PLANNING to have the extras on hand before you embark on the trip, traffic delays may require you to &#8220;stop and smell the roses&#8221; even when those roses have you stalled in bumper-to-bumper traffic waiting for the road to clear up ahead.</p>
<p>This is where your ROAD TRIP PLAN B comes into play. If you&#8217;re a couple, this is a nice time to pull out a CD, kick back and rest your eyes while enjoying the music. If you&#8217;re a family, pull out those car games, watch a DVD together, or simply start a round robin conversation (What I&#8217;m most looking forward to on this trip is&#8230;?). Keeping everyone comfortable and in good spirits will be the order of the day, and if you&#8217;ve planned for such things, it can actually be a fun time, albeit cramped.</p>
<p>When planning your itinerary, pay extra attention to towns or cities near roads you think may pose traffic delays or closures. Add activities to your itinerary that could keep you and your passengers occupied if delayed for more than four hours. That way, you can pull off and go shopping, take in a movie, enjoy a long lunch or early dinner, or stroll through a museum. <p>Arizona has Petrified Forests in such abundance at the Petrified Forest National Park. Drive through it or for a closer look go on hiking trails found there. It is located just off 1-40 in North East Arizona.</p>
<p>The Lost Dutchman mine was never rediscovered, there is a superstition that Gold can still be found, many adventurers visit this place called the Lost Dutchman State Park. Wilderness can still be explored and a desert Lake, Canyon Lake is very near to it.</p>
<p>Most of the tourists camp, hike or picnic at these desert trails. Handicapped people are also welcomed here.</p>
<p>The world&#8217;s largest natural bridge (400 ft wide &amp; 183 ft in height) over looking the Pine Creek is in Tonto Natural Bridge State Park. Flowing streams, upstream of the canyon, make a spectacular view.</p>
<p>A century old hotel, refurbished, provides excellent viewing. It is located 13 miles North West Payson off State Route 87. Picnicking or hiking is also catered for.</p>
<p>Considered to be Mother Nature&#8217;s finest playground is Slide Rock State Park. The Park&#8217;s name comes from 30 ft long water sliding down the rocks. The canyon here has Red Rock walls &amp; pine forests. An Apple orchard is also an added attraction.</p>
<p>A huge crowd is always gathered here to refresh themselves at Slide Rocks during summer months. The parking facilities has also been expanded recently.</p>
<p>Just a few miles off West of Sedona in Arizona State is 286 acres of Red Rock State Park. Picnic areas and classrooms may be reserved for the public but they do provide education to school groups and private groups as well.</p>
<p>Swimming and going across water is available to local wildlife only and please don&#8217;t bring your pets as this is a place where there are no facilities for them. Still they provide camping sites, picnic grounds, hiking trails, classrooms, visitor&#8217;s center with a great theater and of course a gift shop.</p>
<p>Right next to the Community of Cottonwood, in the scenic Verde Valley, is Dead Horse Ranch State Park. Now don&#8217;t get alarmed by its name as here you can do bird watching, camping, canoeing, horseback riding, picnicking and stream &amp; pond fishing.</p>
<p>Here you can also go hiking and the Equestrian events are held regularly.</p>
<p>Near the City of Show Low is located Fool Hollow Lake Recreation Area. Imagine camping on a lake shore and watching the noble great blue herons. Show Low Creek falls into this lake, which provides water to lots of wild animals and it has a very different fishing area.</p>
<p>It has a huge variety of fish like rainbow trout, brown trout, channel catfish, walleye and green sunfish. Nearby White Mountain Trail System offers many hiking trails. This place adjoins the Apache-Sitgreaves National Forest where you can get the geographical maps too.</p>
<p>This site offers agricultural features, camping sites, pit houses and lots of other sites. It is located a few miles North East of Winslow on State Route 87. Archeologists work in June &amp; July only from Monday till Friday. Here archaeological exhibitions are also held many times a year.</p>
<p>This place offers many recreational areas with picnic tables electric supply, tent pads and grills.</p>
<p>As there is no size restriction on boats Lyman Lake State is 1500 acres of really beautiful Lake. A small herd of buffaloes are always grazing near the access road. A nice &amp; restricted no-wake place for anglers.</p>
<p>This place offers facilities that include rock hounding trails, fishing, hiking, boat rentals and a swimming pool. General boat rental concessions are available by booking in advance.</p>
<p>On the foot of Mount Graham is a haven known as Roper Lake State Park. An excellent place for fishing, swimming, hiking, picnicking and camping. Camp on the lake shore &amp; avail a natural hot-bath tub which is prepared by park rangers. The park is located a few miles South of Safford off US Route 191.</p>
<p>Lots of other facilities include rest rooms, shower rooms, fishing pad (also for handicapped persons), waste disposal grounds, Electric hookup, boat ramp and Natural hot springs.</p>
<p>Desert scenery and an isolated place is Alamo Lake State Park. It is located on Bill Williams River and after some miles falls into Colorado River.</p>
<p>With a backdrop of picturesque Rawhide &amp; Buckskin Mountains it presents a stunning view. Abundance of wildlife includes Bald Eagles, Coyote, Deer, Quails and wild Burros are the area&#8217;s trademark.</p>
<p>Some of the basic facilities include Group use area, hiking, fishing, Electric hook up, boating, rest room showers (accessible for the handicapped) and waste disposal area.</p>
<p>Buckskin Mountain State Park is located between the Mountains &amp; the Colorado River, is a welcome site both for nature lovers and hikers. Three fully developed trails on these mountains that go up the steep bluffs are always inviting to hikers.</p>
<p>The River welcomes swimmers, pleasure boaters and water skiers with open arms. Anglers vie for channel cat fish, crappie, large mouth bass and bluegill.</p>
<p>There are two distinct units at Lake Havasu State Park, Windsor Beach and Cattail Cove. Windsor beach is a day out park with all water crafted facilities. It is located in a wonderfully developed area in Lake Havasu City just North of the Famed imported old London Bridge.</p>
<p>Two and a half miles long and spread over 250 acres, Patagonia Lake State Park offers a variety of recreational outdoor activities. The lake is filled with catfish, bluegill, crappie and bass and in winter by rainbow trout.</p>
